We started our journey off doing Flip Properties but found ourselves set up to do a Custom Renovation for a Client and absolutely LOVED the process. We were able to go out & find a specific Property that was in the location Client wanted as well as provided the space available to give them the Floor Plan they were in need of & wanted. We also were able to identify a Price-Point that allowed for needed updates to keep them within their "all-in" budget. Working specifically with a REALTOR allowed for us to all be sure doing certain renovations would keep the Home within the Appraised amount it would have to be in to get a Loan on the property & not over-do their Home for the neighborhood -- HIGHLY IMPORTANT. With Fixer Uppers, you can take an outdated property & turn it into the Home you've dreamed about!
Financing is surprisingly much more simple than most anticipate when trying to get into a new Home with possibly up to $75,000 plus dollars going into the Renovations. You DO NOT have to pay all those renovations out of pocket! Hooray! There is actually a Home Renovation Loan that is made specifically for someone wanting to do a property like this & allows for the process to be substantially easier than trying to take out a second Loan for the work. We work with an AMAZING Lender that knows this process inside & out. They also know us, so many of the approvals that we have to go through to get everything done in a timely manner are far smoother than anticipated. Dependent on each persons situation, (Contingency Homes, etc) there are other options we can look at for making the Financing side workable.
During the Renovation phase we stick to a strict time schedule & with the typical amount of work that gets done through out the Home the ability for anyone to be living there isn't possible. We can help with short term Rentals if you don't have another Home to occupy during this phase.
Up front we will have a fixed budget provided that gives a detailed allowance for everything that will happen to your Home. There also will ALWAYS be an overage calculated into the Budget as there is ALWAYS something that comes up during Renovations. Any upgrades or changes made during the Renovation will have to be paid up front. This keeps us and you on Budget with no surprises at the end when everything is said and done.
Obviously we LOVE Realtors (Duh I am one!) but we have a specific goal for these type projects & it's not to be a General Contractor for just anyone. We want to be a part of the ENTIRE process & being there during the viewing of Homes is a HUGE part of the process as we're able to start with knowing whether a Home will fit into your budget or not up front. Most Realtors don't have the experience with Estimates or know what large renovations can cost & could potentially get you into a Home that goes WAY over your Budget. Keeping you in a Home that will Appraise for the amount you'll have put into it is VERY important to us!
(If you do have a Realtor that you have a working relationship with don't be afraid to reach out. We're happy to try and work out something with them so they haven't done all the upfront foot work for nothing! We never want to undercut out another person who's also worked very hard!)
